  • House Prices Jump in Illinois Amid Slow Pace of New Construction

House Prices Jump in Illinois Amid Slow Pace of New Construction

It's no surprise that Chicago’s median home price has climbed 13.3% to $425,000—demand is far outpacing the available supply. The reality is, we’d need to triple the pace of new construction just to keep up. Yet, outdated building codes, lengthy permit processes, and infrastructure challenges are slowing progress. Reforms are underway to encourage more affordable, middle housing options, but change takes time. Navigating this evolving landscape calls for true market expertise and a commitment to high standards—qualities I value deeply in my work with @properties. I make it my priority to ensure clients are well-informed and well-represented, no matter where their real estate journey leads.

  • Buying Your First Home Takes Preparation

Start with the rent-or-buy question: if you like your area and plan to stay, compare monthly costs, long-term flexibility, and ownership benefits.
Choose a home that fits life, including size, bedrooms, workspace, maintenance preferences, commute, nearby services, and whether city, suburban, or more private living suits you.
Lower down payments can mean private mortgage insurance, while ~20% down generally avoids it; still budget for closing costs and ongoing ownership expenses.
Know your credit, gather tax and income records, and explore programs with ~3% down or no down payment, plus possible help on closing costs.
If dream and budget do not align, a starter home or more time renting can still support equity-building and a financially ready purchase.

  • U.S. Office Downturn: Where Investors Look

The U.S. office market is undergoing a profound transformation, and as someone who values expert market knowledge and high standards, I’m watching these shifts closely. Hybrid work has tipped the scales, prompting investors to explore everything from office-to-residential conversions in amenity-rich, transit-friendly neighborhoods to more specialized spaces like medical offices and labs. Of course, converting traditional offices comes with its share of challenges—think deep floor plates, plumbing, HVAC, and design complexities that demand careful due diligence.

What stands out right now is how demand is clustering around premium and niche properties, while flexible space models are gaining traction for their agility. As lenders become more cautious, we’re seeing the potential for more distressed sales, making strong business plans and alternative capital sources essential. Success in this environment depends on hyper-local insight, sustainability upgrades, and leveraging smart-building tools—along with taking advantage of public incentives. It’s clear that we’re in for a multi-year rebalancing rather than a quick fix, and navigating these changes requires the comprehensive, professional approach that defines my commitment to clients.

  • 715,000 Land Contracts Recorded Nationwide

Land contracts—an alternative financing route—have become a significant presence, with 715,000 recorded across the country. For many buyers unable to secure a traditional mortgage, especially when it comes to lower-cost homes, manufactured properties, rural residences, or older fixer-uppers, these agreements can seem like the only option. However, they frequently come with fewer legal safeguards for the buyer.

Research underscores a clear trend: when access to traditional mortgage products improves, the need for land contracts diminishes, creating a more secure path to homeownership. Expanding availability of small mortgages, updating how manufactured homes are titled, and enhancing renovation lending could help more buyers—and more homes—qualify for conventional financing.

Given that land contracts will continue to be part of the landscape, stronger recording standards and clearer protections are needed to ensure buyers aren’t left vulnerable. As always, having access to expert market knowledge and a commitment to the highest standards is essential for navigating these complex choices.

  • First-time homebuyers could soon get a new way to find $35,000 for a down payment

First-time homebuyers could soon get a new way to find $35,000 for a down payment

A bipartisan bill proposes allowing first-time homebuyers to use up to $35,000 from 529 college savings accounts for a down payment without penalties. This would apply to leftover funds typically restricted to education expenses. The bill aims to help families afford homes by providing more flexible use of savings. It complements existing rules allowing penalty-free IRA withdrawals of up to $10,000 for first-time home purchases.
