Seller Concessions Reach a New US Peak

Seller concessions have reached a new peak across the US: in the rolling 3-month period ending Mid-Q3, about 45% of home sales included some form of seller concession—the highest share at this time of year since at least 2020. That’s up from roughly 43% a year ago, a clear sign that buyers have gained more leverage as market inventory rises and competition eases. These concessions can take the form of assistance with repairs, closing costs, or mortgage-rate buydowns, giving buyers more ways to reduce their overall purchase costs than just price reductions alone. I’ve seen firsthand how sellers are adjusting, often competing with closing-cost credits or rate buydowns rather than simply lowering listing prices. This shift is reshaping negotiations and opening doors for more flexible deal structures. Notably, about 16% of homes sold in Mid-Q3 combined a price reduction with a concession, creating additional opportunities for buyers to lower their entry costs. With a commitment to expert market knowledge and a network that spans local and global markets, I ensure my clients are prepared to navigate and benefit from these evolving trends.
