Homebuyers Can Shape Their Mortgage Rate

When it comes to securing a mortgage, there’s more room for strategy than many realize. Recent analysis of 1.35 million US purchase loans (from early 2023 through late 2025) revealed that homebuyers—even those closing in the same month—saw notable differences in their rates. For most, the gap between rates was nearly a full percentage point, which translates to about $28,400 in buying power for those with a $2,000 monthly budget. The biggest influence? Credit scores. Improving from the high 600s to 720 made a clear difference, especially at the 700 and 720 thresholds. What stood out most was the impact of comparison shopping: borrowers who sought out highly competitive lenders saved an average of 19 basis points—worth around $5,800. Interestingly, putting 20% down had only a minimal effect on the rate itself (just 0.7 basis points), though it did eliminate the need for mortgage insurance, which is where the real savings appeared. In my work, I believe that understanding these nuances—backed by market expertise and a commitment to comprehensive service—helps clients make choices that truly benefit their bottom line.
